KINNIS HELLAS BUILDING

The building is situated near the Limassol castle, at St. Andrew Street, and dates back from the early 20th century. It originally belonged to Theodoros Chrysostomides - a wholesale merchant - who passed it to his daughter Galatea, wife of the lawyer and later the mayor of Nicosia, George Markides. Using construction methods that were highly innovative for that period, the building was converted into the Hellas Hotel, which became very popular.

The Hellas Building is a three-level building comprising of 632m2 covered area, of which 258m2 are occupied by the ground floor and 374m2 by the first and second floors, together with a courtyard area of 340 m2. Four shops occupy the ground level and the first and second floors housed the Hellas Hotel. The impressive, richly decorated exterior and interior of the building make it a landmark feature of the area.

The architecture is remarkably ornate, with the facade having a strictly symmetrical structure and featuring arched windows and ellipsoidal balconies. The exterior walls are of elaborately constructed stone, and floors are of old traditional marbles. A spacious courtyard occupies the rear of the plot with a fountain in the center, which was used by the horses for drinking water.

When the restoration is complete, this superb building will be available for rent for the creation of restaurants, cafés, offices or even a club. The lovely courtyard can be rented separately, for a café or a restaurant, or in combination with one of the interior spaces of the ground floor.

The renovation of the Hellas building is expected to enhance significantly the revitalization of Limassol's historic centre - soon to be the focal point of the city - and increase investor interest.

Το αρχοντικό χρονολογείται στο πρώτο δέκατο του 20ου αιώνα και άνηκε στο μεγαλέμπορο Θεόδωρο Χρυσοστομίδη ο οποίος το έδωσε στην κόρη του Γαλάτεια, σύζυγο του νομικού και δημάρχου της Λευκωσίας Γεώργιου Μαρκίδη. Αργότερα μετατράπηκε σε λαϊκό πανδοχείο, ιδιαίτερα δημοφιλές και πρωτοποριακό ως προς την κατασκευαστική του μέθοδο για τα δεδομένα της εποχής.

Πρόκειται για ένα διώροφο κτίριο 632m2 καλυμμένου χώρου, εκ των οποίων τα 258m2 καταλαμβάνει το ισόγειο και τα 374m2 ο 1ος και 2ος όροφος, καθώς και μια αυλή έκτασης 340 m2. Το ισόγειο διατηρεί 4 καταστήματα και στον 1οκαι 2ο όροφο  στεγαζόταν το ξενοδοχείο Ελλάς. Ο πλούσια διακοσμημένος όγκος του ξενοδοχείου είναι άκρως εντυπωσιακός, αποτελώντας ορόσημο στην περίμετρο της περιοχής.

Η αρχιτεκτονική του είναι ιδιαίτερα περίτεχνη, με δάπεδο επενδυμένο με παραδοσιακές  πορσελάνες και μεγάλη αυλή. Η πρόσοψή του έχει αυστηρά συμμετρική διάρθρωση με χαρακτηριστικά τοξωτά κουφώματα και ελλειψοειδή μπαλκόνια, και ολόκληρη η εξωτερική τοιχοποιία είναι κατασκευασμένη από επιμελημένη λιθοδομή.

Η επίδοξη αναπαλαίωση του εξαιρετικού αυτού χώρου γίνεται με σκοπό την ενοικίασή του για δημιουργία εστιατορίων, café, γραφειακών χώρων η ακόμα και club. Η υπέροχη αυλή μπορεί να ενοικιαστεί μεμονωμένα αποτελώντας χώρο café ή εστιατορίου, ή και σε συνδυασμό με ένα από τους εσωτερικούς χώρους του ισογείου.

Η ανακαίνιση του Ελλάς αναμένεται να ενισχύσει σημαντικά την αναζωογόνηση του ιστορικού κέντρου όπου σύντομα θα αποτελέσει το σημείο αναφοράς της πόλης μας, και να εγείρει το επενδυτικό ενδιαφέρον.
